Holiday Linnunlahti apartments booking and cancellation terms

Valid for bookings made from 18.2.2014 onwards

1. Scope of Application and Special Terms and Conditions

These terms apply to individual accommodation reservations, unless a special agreement has been made. However, these terms do not apply to reservations made by individuals if the reservation is for a group of more than 10 people.

Holiday Linnunlahti reserves the right to apply special terms and conditions that differ from these if justified due to public holidays, hotel-specific events, seasonal variations, or other accommodation-related reasons.

2. Reservation and Confirmation

When making a reservation, you must provide your name, address, arrival and departure dates, payment method, and credit card details. The hotel requires the following details: card number, expiration date, phone number, and email address. These details may be requested in writing or verbally. To verify the validity of the credit card, a test charge (€0.50) will be made upon confirmation.

Our apartments can only be booked for accommodation purposes. Holiday Linnunlahti reserves the right to cancel any reservation intended for gatherings or parties within the apartment/area. Unfortunately, we cannot accommodate bachelor/bachelorette parties or birthday groups.

Only registered guests are allowed to stay in the apartment. Any visitors must be agreed upon in advance with the hotel reception.

The reservation becomes binding once it has been confirmed in writing (e.g., via email or SMS). The hotel may require credit card confirmation or an advance payment to secure the booking. If your stay proceeds as agreed, the prepayment will be deducted from the final payment.

Duration of Stay

  • If the reservation is made for a specific period, it is binding for both parties.
  • If the reservation is for an approximate period (e.g., 1–2 weeks), it is considered valid for the shortest period stated, after which the remaining duration must be confirmed.
  • If the reservation is made for an indefinite period, it remains valid until 12:00 noon on the day following arrival, after which it is extended one day at a time if the apartment is still available.
  • If the guest decides to leave early, they must immediately inform the hotel.

3. Check-in and Check-out

The room is available from 4:00 p.m. on the day of arrival and must be vacated by 12 noon on the day of departure. The hotel may specify different check-in and check-out times.

4. Cancellation and No-Show

Unless otherwise agreed at the time of booking or unless specific conditions apply to the selected rate or reservation period, cancellations must be made no later than 6:00 p.m. on the day before arrival.

Cancellations must be made in writing via email to sales@linnunlahti.fi.

For one-night reservations:
If the guest does not arrive, Holiday Linnunlahti is entitled to charge for one night, including taxes and any additional services related to the reservation.

For multi-night reservations:
If you cancel less than two days before arrival and the apartment cannot be resold, the hotel reserves the right to charge the full price of the reservation.

Exceptions for serious situations:
You are entitled to cancel free of charge and receive a full refund if the cancellation is due to:

  • Your own or a family member’s serious illness, serious accident, or death.

“Family member” refers to your spouse, child, parent, parent-in-law, sibling, grandparent, or a travel companion sharing the room with you.

To claim a refund, you must provide a reliable document (e.g., a medical certificate). The hotel has the right to deduct administrative fees from the refund.

Note: Cancellation terms differ during events and public holidays. Please check the event-specific cancellation policy.

5. Early Departure

If you leave before the agreed departure date, you must notify Holiday Linnunlahti reception by 6:00 p.m. the day before departure.

If your booking is for multiple nights, you must pay for the unused nights unless the apartment can be resold.

Leaving earlier than planned may also affect the total accommodation price.

6. Payments

Holiday Linnunlahti accepts most major payment cards (excluding Diners Club). However, the hotel is not obligated to accept foreign currency, vouchers, checks, or payment cards unless previously agreed.

Companies must request billing arrangements in advance.

If your reservation has not been prepaid, payment must be made in cash or by credit card upon arrival.

The hotel is entitled to pre-authorize charges on international credit cards at the time of booking. This pre-authorization may include a deposit, which will be deducted from the final bill.

7. Liability for Guest Property

Guests are responsible for their own luggage, unless the hotel has agreed to store it. If the hotel does not assume responsibility for stored luggage, it will inform the guest separately.

Holiday Linnunlahti is not responsible for any damage or loss of vehicles in the hotel’s parking area or garage, including property left inside the vehicle. We recommend keeping vehicles locked and parked in designated areas.

8. Guest Liability for Damages

As a guest, you are responsible for any damage caused intentionally or due to negligence (e.g., smoking inside the apartment). This applies to damage caused by you, your guests, or your pets to:

  • The apartment or other hotel facilities
  • Furniture, equipment, or fixtures
  • Other guests or their property

Liability for damages follows general damage compensation principles.

It is advisable to report any issues with the apartment immediately upon check-in if something is missing or requires repair. This prevents misunderstandings about liability for damages.
